That is a good paraphrase of Steve's First Rule of Lending, "There is No Free 
Lunch."  Once I have all my clients understanding that rule, the mortgage 
business gets a lot simpler. One can do a lot of different things with a 
mortgage, or you can get a lot of different features in a mortgage, but ultimately, 
there is usually a cost to do so. Very much like Thermodynamics.
